  • Approach an experienced real estate agent for a property valuation based on a comparative market analysis for the area. 
  • A property practitioner will visit the home to provide the valuation taking into account not only recent property sales but also the following factors which include:

Condition of home and general style of the house

Location, for instance where the property is located - in a security estate and/or close to general amenities like schools and shops

Construction quality and finishes

Number of rooms and size of rooms

Number of bathrooms

Special features which are unique to the property like a wine cellar, games room or granny flat

Property size and square meterage of the house

Price category

  • Discuss the intended renovation plans with the agent.
  • Ask for the agent's opinion not only on the planned alternations and additions but also for alternative suggestions. Perhaps just a small change to the house will make the difference to not only the property's kerb appeal but also to the quality of life of its inhabitants. A fresh opinion is always valuable, particularly as a property practitioner is a specialist in the property game.  

Taking time to gather facts and information before embarking on any build project will avoid rushing into costly renovations that may fail to add value to the property and provide return on investment.
